An EPC (Energy Performance Certificate) is a certificate that rates how energy efficient a property is, usually from A (best) to G (worst).
Why it matters
EPCs can affect:
- whether you can legally market a property for sale or let (an EPC may be required)
- how a property’s running costs and energy efficiency are communicated to buyers/tenants
- whether certain rental rules apply (see MEES)
