Gross yield

Gross yield is rental income as a percentage of property value, before costs. It’s useful for screening but not a measure of profit.

Definition

Gross yield is:

(annual rent ÷ property value) × 100

It ignores costs (repairs, voids, fees), so it can overstate real returns.
