Gas safety certificates (UK landlords): what they are and how often you need them

UK landlords must arrange regular gas safety checks for gas appliances and flues. Here’s what the gas safety record is, how often checks are needed, and a tiny example.

The short answer

If you rent out a home with gas appliances or flues that you provide, you generally need an annual gas safety check carried out by a Gas Safe registered engineer. After the check, you keep a gas safety record and provide a copy to tenants within the required timeframes.

This is one of those compliance items that belongs in your “non-negotiable running costs” list — and it’s worth scheduling ahead so it doesn’t get missed.

A tiny example

Your last check date is 10/06/2025.

  • The next check is due by 10/06/2026 (12 months).
  • Once the engineer completes the check and issues the record, you provide a copy:
    • to existing tenants within 28 days, and
    • to new tenants before they move in.
FAQ
Is a ‘gas safety certificate’ the same as a gas safety record (CP12)?
People often use ‘certificate’ to mean the landlord gas safety record you get after the check. HSE guidance sets out what the record must contain.
Do I have to give tenants a copy?
Yes. HSE guidance says you must provide a copy to existing tenants within 28 days of the check, and to new tenants before they move in.
